A clock, not a feeling
In a standard Missouri certificate sale, the owner can still redeem after the sale by paying what the statute requires, within the redemption period. Chapter 140 counties in this metro work that way.
Jackson County is different. Under its Chapter 141 court sale, you redeem by paying before the court confirms the sale. There is not a long post-sale year like Clay or Platte.
Do not spend the time guessing
If you are inside a redemption period, you can still sell. The payoff has to be right, and the title company has to get it. If you are past the point where you can redeem, selling may no longer be your choice.
The longer redemption guide stays at its current address. Call (816) 429-2900 with the county name and the letter you have.

Questions
Does every county give me a year?
No. Do not use a one-year rule for Jackson County. Confirm your county before you count days.
