What Jackson County owners should know before a tax sale

Jackson County is the local exception. There is no long redemption window after the court confirms the sale.

Chapter 141, not the regular Missouri sale

Clay, Platte, and Cass counties use Missouri's tax certificate sale under RSMo Chapter 140. Jackson County does not. It runs a court-supervised Delinquent Land Tax sale under RSMo Chapter 141, with separate sales for the Kansas City side and the Independence side.

You need to pay before the court confirms the sale. Do not assume you have a year afterward. Vacant property can have even less time.

What owners can still do

If you still own the house, you can still ask for a cash offer. If we buy it, the taxes can be paid at closing. The point of calling early is to close while the house is still yours.

County pages and the tax guide on this site have the process. This page is the owner's version: know which sale you are in, and do not wait for a redemption year Jackson County does not give you.

Questions

Are Kansas City and Independence on the same sale?

No. Jackson County holds separate Delinquent Land Tax sales for the two sides.

Where do I confirm the date?

The Jackson County Collector is the source. Do not rely on a neighbor's memory of last August.
