Selling a home

Selling a Kansas City house that needs major repairs

The bids are bigger than the money you have. You can sell the house before you borrow for work you do not want to do.

This guide is part of Selling a home. Back to the homepage.

Name the problem

A roof, a foundation, fire, water, mold, an old electrical panel, a city code notice, or a remodel that stopped in the middle. Each of those has its own page on this site. You do not have to fix any of them first.

Retail buyers use inspections to ask for money off or to walk away. A cash sale prices the work up front.

What we need from you

The address and an honest description. Photos help. If the city has sent a notice, have it nearby. We will still walk the house.

Half-finished work is fine. Missing flooring, open walls, and a kitchen that is only cabinets on a truck are fine.

Questions

Do I have to get the bids before I call?

No. If you have them, they help us see the job. If you do not, we still look at the house.

What if the house would not pass a loan inspection?

That is a common reason people call. There is no buyer loan in a sale to us.
