Selling a home

Selling a Kansas City house before foreclosure

A lender letter is a calendar. A cash sale only helps if it can close while you still have the right to sell.

This guide is part of Selling a home. Back to the homepage.

Time is the whole problem

Behind on payments, in pre-foreclosure, or looking at a sale date are three different points on the same road. The earlier you call, the more choices you have. Once a sale happens, the house is no longer yours to sell.

A retail listing can take months, and a buyer's loan can fail. That is a bad match for a date the lender already set.

What we look at

The payoff on the loan. The taxes. The condition. Any other liens. If the cash offer can cover what has to be paid at closing, you can walk away without a foreclosure on the record. If it cannot, we will say so.

We do not promise to stop every foreclosure. We tell you whether a sale can close in time.

Read the longer pages

The foreclosure, pre-foreclosure, and behind-on-payments pages stay where they are. Start with the one that matches the letter in your hand, then call (816) 429-2900 with the date on that letter.

Questions

Is it too late if I already got a sale notice?

Not always. Bring the date. We will tell you if a closing can happen before it.

Will this fix my credit by itself?

A completed foreclosure and a sale before foreclosure are not the same event. We are not credit counselors. We can buy the house if the numbers and the calendar work.
