Chapter 3

What does 2+ or 3+ years delinquent mean?

It is the number of tax years with an unpaid real property bill on the parcel: on Aug. 28, 2026, "1+" meant at least the 2025 bill was unpaid, "2+" meant the 2024 bill (or older) was still open, and "3+" meant 2023 or older.2, 11

The three-year mark matters because Jackson County says a parcel with a delinquent tax that is three years old faces a foreclosure case.5 The canceled 2026 sale list was built from 2022, 2023 and 2024 delinquencies.7

Chapter 4

Which Jackson County ZIP codes have the most tax-delinquent properties?

ZIP 64130 has the most: 2,573 parcels behind on Aug. 28, 2026, 1,670 of them two or more years and 737 three or more. Next were 64127 (2,052), 64128 (1,682), 64132 (1,065) and 64109 (856).1

Those five Kansas City ZIPs hold 43.6% of all parcels behind and 54.9% of those three or more years behind, but only 14.1% of the county's parcels.1 By rate, 64128 is highest at 226.6 per 1,000 parcels, more than three times the county's 63.1. The lowest rates among larger ZIPs were in 64082, 64113, 64064 (under 10 per 1,000).1

    Chapter 5

How much do Jackson County's tax-delinquent parcels owe?

Parcels two or more years behind owed $64.7 million on Aug. 28, 2026, with a median balance of $2,155; parcels three or more years behind owed $28.9 million, median $2,694.2

Most balances are not huge. Of the 10,674 parcels two or more years behind, 8,272 (77.5%) owed under $5,000. 921 owed $10,000 or more.2 Averages run higher than medians ($6,058 vs $2,155 for 2+) because a few large balances pull the average up.

    Chapter 6

What happens when Jackson County property taxes go unpaid for three years?

Jackson County can file a court case to foreclose its tax lien once a delinquent tax is three years old, and after a judgment the property can be sold at a courthouse auction unless the owner pays in full or signs a payment contract first.5

Jackson uses Missouri's Land Tax Collection Law, Chapter 141, which runs through the circuit court. Clay and Platte use the yearly Chapter 140 certificate sale instead.18

    1. Jan. 1: the bill is late. Unpaid taxes become delinquent and interest, penalties and fees start.11, 12
    2. Three years old: the county can sue. The collector lists eligible parcels by April 1 and petitions are filed by June 1, under the statute.5, 13
    3. Judgment. If the court agrees, it orders foreclosure. Payment contracts can be signed only after the judgment.5, 16
    4. Waiting period. The law sets a six-month wait after judgment before a sale; a home the court finds vacant can lose that wait.15
    5. Notice. Owners of record are mailed notice and the sale list runs in a local paper for four weeks.5, 17
    6. August auction. The Court Administrator generally holds one sale week in Independence and one in Kansas City. Sales are as-is and final.8, 5
    7. Before the sale only. Owners can redeem by paying in full, in person, with cash or certified funds, before the sale.5, 14

Not legal advice. Court dates vary. Call the Collection Department at 816-881-3232 for your own balance and status.5

    Chapter 7

Is there a Jackson County tax sale in 2026 or 2027?

No. Jackson County canceled its August 2026 Delinquent Land Tax Sale by Executive Order 26-31 on July 13, 2026, and as of Oct. 30, 2026 no new sale date has been announced.7, 6

The order says the county is not fully confident in 2022 assessment and tax data, and that a new sale may be scheduled for 2027 only after it certifies that affected bills were corrected.7 Both August 2026 sale weeks, Independence and Kansas City, are listed as canceled.8

The sale was canceled. The taxes were not. The county says delinquent taxes remain due and interest and penalties keep adding up.6
    Chapter 8

What the headline numbers don't show

Three things a single countywide count hides. Each chart is built from the same collector snapshot.

    1. It is concentrated, not countywide

7 of 56 ZIPs hold half of all parcels behind, and 5 hold half of those three or more years behind. The top 5 ZIPs are 14.1% of parcels but 43.6% of the 1+ group and 54.9% of the 3+ group, so the deeper the delinquency, the more concentrated it is.1

Concentration curve: the top Jackson County ZIPs hold far more than their share of tax-delinquent parcels; top 5 ZIPs are 14.1% of parcels and 43.6% of parcels behind
Takeaway: half of the 3+ group sits in 5 ZIPs. Source: Jackson County Collector records, balances as of Aug. 28, 2026, aggregated by Saving KC Homebuyers1, 2.

    2. A big count is not always a high rate

64133 has 670 parcels behind, one of the larger counts, but 45.9 per 1,000, below the county's 63.1. 64055 has 14,143 parcels and a rate of 27.4. 64125 has only 1,156 parcels but 195.5 per 1,000.1 Ranking by count points to big ZIPs; ranking by rate points to places where a larger share of neighbors are behind. The explorer above shows both.

Scatter chart of Jackson County ZIPs: parcels in the ZIP versus parcels behind on taxes per 1,000; 64128, 64127 and 64130 are high on both, 64133 and 64055 are large with lower rates
Takeaway: count and rate rank ZIPs differently. ZIPs with 1,000+ parcels. Source: Jackson County Collector records, balances as of Aug. 28, 2026, aggregated by Saving KC Homebuyers1, 2.

    3. Most are early, and most balances are under $5,000

8,479 parcels countywide owed only one year and 6,679 owed exactly two. Only 1,468 owed four or more.2 Among parcels two or more years behind, 77.5% owed under $5,000.2 A one-year count can also change quickly as payments post, so an August snapshot is not a list of homes at risk.

Two bar charts: Jackson County parcels by number of unpaid tax years (8,479 owe one year) and parcels 2+ years behind by balance band, median $2,155
Takeaway: the 3+ group is the smaller, harder core. Countywide. Source: Jackson County Collector records, balances as of Aug. 28, 2026, aggregated by Saving KC Homebuyers1, 2.

    4. The total depends on the definition

Three honest counts exist for the same day: 18,877 (1+ unpaid years, 56 ZIPs), 19,153 (1+ unpaid years, every parcel) and 20,541 (any balance due, the warehouse "delinquent any," which adds 1,388 parcels with a balance but no full unpaid year).1, 2, 3 We lead with 18,877 because it is the one we can break down by ZIP. Our internal screens that also require $5,000 or more owed are far smaller: 1,094 parcels at 3+ years and 1,308 at 2 years.3

What we could not measure: owner type (person, company, Land Bank), whether the owner lives there (homestead), vacancy, and how many owners have since paid. The collector snapshot does not carry those fields, so we do not estimate them.
    Chapter 9

Why do counts say 18,877, 19,153 or 20,541?

They count different things on the same Aug. 28, 2026 snapshot: 18,877 is parcels with 1+ unpaid years in 56 ZIPs, 19,153 adds parcels with no usable ZIP, and 20,541 counts any balance due at all.1, 2, 3

    Chapter 10

What does this mean if you are behind on Jackson County taxes?

If you are one or two years behind, you are in the larger group (14,925 parcels in 56 ZIPs) with time to catch up; at three years, the county can sue, and the options narrow to paying in full, a court payment contract, or selling before a sale.1, 5

Start with the county: look up your balance on the Collector's tax search and call 816-881-3232 to confirm it, because bills are being reviewed.4, 5, 7 Then match the next step to the house.

Behind on taxes, want to keep the house

Pay what you can toward the oldest year and ask about contracts. After judgment, the law allows up to 12 payments over 24 months, or 48 months for a homestead with court approval.16

    Tax-delinquent options

Inherited a house with back taxes

Missouri property taxes are a lien on the land, so back taxes stay with the house after an owner dies.19 Get the balance before deciding to keep, list or sell.

    Inherited and probate homes

    Vacant or damaged house

A home the court finds vacant can lose the six-month wait after judgment.15 Repairs, taxes and insurance add up on an empty house.

    Facing foreclosure and back taxes

A mortgage foreclosure and a tax case can run at the same time. Some owners sell before either sale so the payoff and back taxes come out of a sale they control. Ask a lawyer about your own case.

    Selling before a tax sale
    The short version

Saving KC Homebuyers buys Kansas City houses for cash, as-is, including homes behind on taxes, inherited, vacant, damaged or in foreclosure. Back taxes are usually paid from the sale at closing. If you want to compare that with paying or listing, we will show you the numbers. No pressure.

What should Jackson County owners watch next?

Watch the Dec. 31, 2026 due date: every bill unpaid on Jan. 1, 2027 adds a year to each count, so parcels now two years behind would reach the three-year mark if the 2026 bill also goes unpaid.11

    • November 20262026 bills go out. Call the county if yours looks wrong; bill corrections are underway.9, 7
    • Dec. 31, 2026Due date. Unpaid bills are delinquent Jan. 1.11
    • Jan. 1, 2027Upper bound, if no one paid: the 3+ group could grow from 3,995 to as many as 10,674 parcels countywide (today's 2+ group). Payments will make the real number lower.2
    • April 1 and June 1, 2027The statute's dates for the collector's list and court petitions.13
    • 2027, no date yetA new sale only after the county certifies corrected bills.7, 6

We plan to rerun this count after the 2026 bills come due and update this page.

How did we count Jackson County's tax-delinquent parcels?

We counted parcels by unpaid tax years in one Jackson County Collector snapshot taken Aug. 28, 2026, then added them up by ZIP; every figure on this page traces to that snapshot or to a linked county or state page.2

    • Data: Jackson County Collector public tax search, one pull of 304,954 parcels, run Aug. 29, 2026, balances as of Aug. 28, 2026.2, 4 Aggregated by situs ZIP into 56 ZIPs (299,276 parcels).1
    • Definitions: "Behind" = 1 or more tax years with an unpaid real property bill; "2+" and "3+" = two or three or more. "Delinquent any" = any balance due. Rates = per 1,000 parcels in the ZIP. Rate rankings use ZIPs with 1,000+ parcels.
    • Privacy: we publish only ZIP and county totals. No names, addresses or parcel lists.
    • Limits: a snapshot; balances change daily and some bills are under county review. ZIP is read from the property address; 6,216 parcels without one are left out of the ZIP view. Two ZIPs (64106, 64112) may undercount 2+ slightly.
    • Legal process: from Jackson County and 16th Circuit pages read Oct. 30, 2026 and Missouri statutes on revisor.mo.gov. Not legal advice.

    FAQ

    Frequently asked questions

How many properties are delinquent on property taxes in Jackson County, Missouri?

On Aug. 28, 2026, 18,877 parcels in Jackson County's 56 main ZIP codes owed at least one year of property tax, about 6.3% of 299,276 parcels, by our count of county collector records. Countywide, including parcels without a usable ZIP, the figure is 19,153, and 20,541 showed any balance due.

How many Jackson County properties are two or three years behind on taxes?

10,550 parcels in the 56 ZIPs owed two or more years and 3,952 owed three or more on Aug. 28, 2026. Countywide the counts are 10,674 and 3,995.

How many years of unpaid taxes before Jackson County can foreclose?

Three. Jackson County says a parcel with a delinquent tax that is three years old faces a foreclosure lawsuit under Missouri's Land Tax Collection Law. After a court judgment there is generally a six-month wait before the courthouse sale.

Is there a Jackson County tax sale in 2026?

No. Executive Order 26-31 (July 13, 2026) canceled the August 2026 Delinquent Land Tax Sale while the county verifies tax bills. As of Oct. 30, 2026 no new date is announced; the order allows a sale in 2027 only after corrected bills are certified.

Do I still owe Jackson County back taxes if the tax sale was canceled?

Yes. The county says the cancellation does not change what you owe, and interest, penalties and fees keep adding up until the taxes are paid. Call the Collection Department at 816-881-3232 to confirm your balance.

Which Jackson County ZIP codes have the most tax-delinquent properties?

    64130 had the most on Aug. 28, 2026 (2,573 parcels behind), followed by 64127 (2,052), 64128 (1,682), 64132 (1,065) and 64109 (856). Together they hold 43.6% of parcels behind but only 14.1% of the county's parcels.

How much do Jackson County tax-delinquent properties owe?

Parcels two or more years behind owed $64.7 million in total on Aug. 28, 2026, with a median balance of $2,155. Parcels three or more years behind owed $28.9 million, median $2,694.

Can I get a payment plan for delinquent property taxes in Jackson County?

Yes, after a foreclosure judgment. Jackson County offers installment contracts that start with an upfront payment, and Missouri law allows up to 12 payments over 24 months, or 48 months for a homestead with court approval. Before judgment, you can pay any amount toward the balance.

Can I sell a house in Jackson County with delinquent property taxes?

Yes. Property taxes are a lien on the land, so they are paid off when the house sells, usually from the seller's proceeds at closing. You can sell any time before a tax sale.
